Investment Portfolio Loans

Service Description

  • The bank grants loans from the investment portfolio to citizens who are not entitled to obtain real estate loans, with a maximum of 10,000 KD only.
    Only 2 Kuwaiti Dinars per month will be charged for the entire loan term to cover loans that are not repaid for compelling reasons, and the monthly installment is fixed at 90 KD, including the amount of the 2 dinars.

Eligibility or Criteria

  • The house must be in need of expansion and renovation.

  • The borrower must have exhausted their borrowing entitlement and must not be indebted to the bank with a real estate loan. As an exception to this restriction, an eligible person with a disability may combine the portfolio loan with the real estate loan stipulated in Law No. 47 of 1993 concerning housing welfare, as amended by Law No. 7 of 2005.

  • The loan applicant must be capable of repaying the prescribed installments.

  • The house must not be fully rented out or partially rented.

  • The property shall be mortgaged as security for the loan. The loan shall be guaranteed by the government until the issuance of the title deed accompanied by the mortgage report for those who are allocated houses on a permanent ownership basis, or by providing sufficient security for loan repayment for those allocated houses on a rental basis.

  • The applicant’s share in appraisal or the sale of real estate together with the loan must not exceed 300,000 KD only. In case of excess, the amount shall be deducted from the value of the loan.

  • The applicant must not own another property nor have shares in properties whose value exceeds 300,000 KD only.

  • All remaining conditions stated in the bank’s applicable real estate loan regulations must be fulfilled, provided they do not conflict with the conditions of the financial portfolio.

  • At least 15 years must have passed since the construction of the property.

  • Financial portfolio loans may be granted to citizens who have been allocated government houses on a permanent ownership basis for which title deeds have not yet been issued, as well as to those who have been allocated government houses on a rental basis, in accordance with the conditions and controls stipulated in the preceding clauses. For granting loans to those allocated houses on a rental basis, the following additional conditions apply:

  • The family must not be indebted with any loans from the bank.

  • The loan shall be disbursed only once, and re-borrowing after repayment is not permitted.

  • The loan must be for renovation purposes only, and it shall be disbursed in accordance with the procedures followed by the bank.

  • Sufficient security for loan repayment must be provided.

Required Documents

  • A detailed salary certificate from the employer if the employer is not among the entities electronically linked.
  • In the event of the borrower's father's death, a copy of the inheritance certificate and a certificate from the Ministry of Justice and Real Estate Registration in the name of the deceased must be provided.
  • When changing the family name or first name, a copy of the court ruling approving the amendment, the updated marriage contract, and the required certificates under both the old and new names must be provided.
  • A copy of the property deed for the real estate for which the loan is requested.
  • A copy of the building permit.
  • A copy of the salary certificate for entities that are not linked.
  • The building permit issued by Kuwait Municipality in case the applicant wishes to build. (Mandatory document when signing the contract)
  • A copy of the property deed for the property in case of private plots.
